Roof, Gutters and Drainpipes
Check to see if there are any missing roof shingles and replace them. Have your gutters cleaned out. Make sure all gutters and drainpipes are secured to the home and not leaking.
Outside of the house
Wash the windows. Paint light fixtures and remove any spider webs. Fix the mailbox. Paint your house number so it is easily seen. Repaint the front door or add a wreath. Pressure wash the siding. Make the outside of your home inviting. Give it curb appeal.
Make sure all of the shrubs around the house have been trimmed. Weed the planting beds and keep the lawn cut while showing your home. Curb appeal is important in order to gain interest in your home.
Declutter, Declutter, Declutter
People don't want to see all of your personal belongings. They want to picture their furniture and belongings in the house. Too much "you" can turn prospective buyers off. Thin out your furniture, pack up the family pictures and knick knacks. Give them the opportunity to envision themselves living there.
Clean your home from top to bottom. Clean all tile and wood floors, have the carpet professionally cleaned.
Replace the carpeting with wood flooring or tile especially in the main living area if you are able. It gives the home a cleaner more updated look. Update bathroom and kitchen fixtures. Paint rooms with neutral colors. Some buyers will get turned off by a house of many colors...
